Our well equipped traditional cottages, Swallows with 3 bedrooms, 2 bathrooms, and Meadow Cottage with 3 bedrooms and 2 bathrooms, TV, lounge and kitchen offer spacious amenities and up to date comforts.
Watch out for the kingfisher as you relax or fish down by the lake or riverside. Get up late and enjoy an all day breakfast at Homeleigh Garden Centre, just 400m up the road. Enjoy the suntrap just outside the frontdoor.
Situated two miles from historic Launceston with its Norman Castle, narrow streets, unique granite carved Church and wealth of history, Launceston is known as the ""gateway to Cornwall"".
Ideally located for visiting National Trust houses and gardens, Dartmoor, Bodmin Moor and the beaches and harbours Devon and Cornwall, this makes Lower Dutson Farm the perfect place to spending your visit relaxing or exploring the surrounding area.
Guests are free to wander around the farm, with its lake and riverside walks or take a picnic to enjoy along the way.
The farm also offers both river and coarse fishing facilities.
The River Tamar is the lower farm boundary between Devon and Cornwall and has a good number of pools along its 1.2km stretch. Trout and grayling may be caught as well as salmon if the river is running to good height.
Salmon fishing season - 1st March - 14th October.
Trout fishing season - 15th March - 12th October.
There is also coarse fishing at Dutson Water, a three-quarter acre fishing lake, each swim is different with various depths and angles.
The fish stocked are:- mirror and commom carp, (weighing double figures), crucian carp, tench, bream, perch, rudd and roach. There is no closed season.
Ample parking right by the water, toilet block nearby.
**FISHING IS FREE FOR UP TO 2 PERSONS STAYING AT THE COTTAGES.
**Environmental Authority licences are needed for both coarse fishing and river fishing. These can be purchased, along with all other equipment, from the Homeleigh Garden Centre and Angling Centre 400 metres away.
